The Parochial Church Council (PCC) of St Giles Church, Durham are delighted to offer a 342 sq ft. first floor office available to lease in St Giles Church, Gilesgate, DH1 1QQ.
St Giles Church is a Grade I listed building located in the heart of Gilesgate in Durham City. It has been a place of worship, hospitality and service for over 900 years. St Giles is located within walking distance of Durham city centre and is easily accessible by road.
Within the church is a modern Parish Centre where offices are located. We have available to lease a light, large first floor office next to the parish office which has a floor plan of 19ft x 18ft available for immediate occupation. It can be made available either furnished or unfurnished.
The office is accessed via the main church doorway and by a rear entranceway. The rear entranceway allows for the office to be accessed when there are services or events in the main body of the church.
The offices have access to a shared kitchen area and a toilet located on the ground floor. Other meeting rooms are available on request. The church has disabled access and toilet but the office is located up one flight of stairs. St Giles has a large car park for staff and visitors. The offices are serviced twice a week by the church cleaner.
The Parish Centre benefits from high-speed fibre internet (including Wifi), access to a modern photocopier, and the possibility of a telephone line. Gas, electricity, cleaning, internet and water rates are included in the cost of the lease. Separate trade waste contracts, costs of photocopying and installation of a separate telephone line (if applicable) would be required.
St Giles is open for public worship and also hosts a number of groups during the week. We therefore wish the licensor to be sympathetic to the life of the church, particularly when the building is open to the public or being used for worship. There would be no disruption to the offices when the church is being used for services. Although the building is open regularly, it is not open when unattended. We also have burglar and CCTV alarm systems for security.
The PCC would particularly welcome a licensor from a faith-based or charitable organisation or social enterprise initiative.
The office is made available on an initial 12 month lease.
The licence fee is £210pcm (£2520 per annum)
The licence fee would be agreed annually between the PCC and the licensor. No increase would be made in the first 12 months.
3 months’ notice are required to be given if the licence is to be terminated.
